What is a Drywall Inspection?

A drywall inspection is a structured evaluation of the quality and compliance of drywall installations. It is used to detect issues such as misaligned electrical box cutouts, over-driven fasteners, non-compliant fastening patterns, and other code or workmanship deficiencies. Inspectors carry out this inspection before the installation is closed up, so that problems can be corrected while the work is still accessible. The inspection covers the drywall installation itself as well as the site requirements and preparations that must be in place first.

Why Drywall Inspection Matters

Drywall inspection matters because deficiencies that are not caught early can affect the structural performance of the wall and ceiling assemblies and the safety of the finished space. Misaligned electrical box cutouts, over-driven fasteners, and non-compliant fastening patterns are among the issues a structured inspection is designed to detect. Checking site requirements and preparations before installation, and verifying installation and fasteners against the applicable requirements, helps ensure the drywall work is compliant and properly documented.

What a Good Drywall Inspection Covers

A good drywall inspection covers site requirements, the drywall installation itself, and fastener compliance. The checklist is organized into four areas: - **Drywall Inspection:** records who conducted the inspection, who prepared it, and where it took place. - **Site Requirements and Preparations:** confirms that construction hour signage and the site address are visibly posted at all job site entrances; that gas and electric utilities have been safely disconnected where identified as potential hazards; that valid building permits and approved construction plans are available on-site for review; that all prerequisite inspections have been documented and signed off by authorized personnel; and that construction debris has been completely removed from the underfloor area. - **Drywall Installation Inspection:** checks that gypsum shear walls are installed in accordance with approved plans and prescriptive wall bracing specifications; that drywall panel ends are properly positioned and fully supported over framing members; that electrical outlet boxes maintain a maximum setback of 1/4\" from the drywall face with side gaps not exceeding 1/8\"; that ceiling drywall panels are installed overlapping wall panel edges in compliance with Gypsum Association guidelines; and that gypsum board panels are installed perpendicular to framing members. - **Fastener Inspection and Compliance:** verifies that all fasteners used are approved types specifically designed for gypsum board installation; that all screws are gypsum board type 'W' or 'S' as specified, with sufficient length to penetrate a minimum of 5/8\" into wood framing and 3/8\" into steel framing; that the wall fastener pattern maintains 8\" on center spacing at both perimeter edges and throughout the field while the ceiling fastener pattern maintains 7\" on center spacing at edges and field; that wall screw spacing is 16\" on center for 16\" spaced framing and 12\" on center for 24\" spaced framing; and that ceiling screw spacing is maintained at 12\" on center for all framing spaced at 16\" or 24\" on center.

How to Carry Out a Drywall Inspection

1. Record the inspection details: who conducted it, who prepared it, and the location. 2. Verify site requirements and preparations: construction hour signage and site address at all job site entrances, safe disconnection of gas and electric utilities where identified as potential hazards, on-site availability of valid building permits and approved construction plans, documented and signed-off prerequisite inspections, and complete removal of construction debris from the underfloor area. 3. Inspect the drywall installation: verify gypsum shear walls against approved plans and prescriptive wall bracing specifications; check that panel ends are properly positioned and fully supported over framing members; confirm electrical outlet boxes maintain a maximum setback of 1/4\" from the drywall face with side gaps not exceeding 1/8\"; check that ceiling drywall panels overlap wall panel edges in compliance with Gypsum Association guidelines; and confirm gypsum board panels are installed perpendicular to framing members. 4. Inspect fasteners and compliance: confirm all fasteners are approved types specifically designed for gypsum board; confirm all screws are gypsum board type 'W' or 'S' as specified, with sufficient length to penetrate a minimum of 5/8\" into wood framing and 3/8\" into steel framing; verify the wall fastener pattern maintains 8\" on center spacing at both perimeter edges and throughout the field; verify the ceiling fastener pattern maintains 7\" on center spacing at edges and field; verify wall screw spacing is 16\" on center for 16\" spaced framing and 12\" on center for 24\" spaced framing; and verify ceiling screw spacing is maintained at 12\" on center for all framing spaced at 16\" or 24\" on center. 5. Complete the sign-off: enter the completed details for the Inspection sign-off section, including the Signature, Finished At, Inspection real start date and Inspection real end date.

Frequently Asked Questions

By the end of the checklist, the report must have four sections fully completed: the initial Drywall Inspection details, Site Requirements and Preparations, the Drywall Installation Inspection and the Fastener Inspection and Compliance. All four sections are complete when every Yes/No/N/A answer is selected and when the report has been signed off. Perform the sign-off by entering the Signature, Finished At, Inspection real start date and Inspection real end date.

The checklist is designed so that a typical drywall inspection can be completed in a predictable order. Inspectors should begin by documenting the inspection details and site requirements before moving through the installation inspection and fastener inspection and compliance sections. This sequence helps ensure that site conditions, prerequisite sign-offs and compliance points are checked before the finished drywall installation is evaluated.

The General Drywall Inspection Checklist surfaces any issues found across four sections: site conditions, drywall installation and fasteners. Record whether each item is Yes, No, or N/A. Items answered No are the potential deficiencies, such as drywall panel ends not properly positioned and fully supported over framing members, or other non-conformances noted during the inspection. The checklist is then signed off with the Signature, Finished At, Inspection real start date and Inspection real end date fields.
