How to Use This Checklist

  • **Prepare.** Record the date, who prepared the audit, and the location. Review the audit overview and response guidelines so you know how findings should be handled before you start.
  • **Walk the plant exterior.** Work through the external items, noting what you observe at each one.
  • **Walk the plant interior.** Work through the internal items in the same way.
  • **Answer each item.** Mark Yes, No or N/A for every question, including those outside your area if they do not apply.
  • **Close out.** Complete the Audit Completion fields, add your signature, and record the finished time along with the inspection's real start and end dates.

What this audit covers

Unusual conditions are the visible defects and out-of-the-ordinary situations that appear around a facility between planned maintenance cycles — a leak that has started, a surface that has cracked, a smell that should not be there. This audit gives you a structured walkthrough to find and document them. It is organised into two inspection areas, **Plant Exterior** and **Plant Interior**, alongside the front matter you need to record the date, who prepared the audit, and the location. An **Audit Overview** and **Response Guidelines** sit at the start so that you know how findings should be handled before you begin.

Why it matters

Unusual conditions are easy to walk past and easy to forget once seen. Recording them in a consistent way makes it possible to compare one audit with the next, to show whether a defect is new or has been present for a while, and to hand a clear description to whoever carries out the repair. Capturing a problem at the point you notice it is far more reliable than relying on memory later.

What a good audit covers

A thorough walkthrough looks at the outside and the inside of the plant in turn. **Plant Exterior** - Parking lot conditions: potholes, surface cracking, standing water, or other deterioration - General exterior building conditions: wall damage, fence deterioration, rust, structural decay, or other visible defects - Rail site and silo conditions: broken rail tracks, excessive resin spills, silo wall damage, or other structural concerns - Landscaping conditions: vegetation overgrowth, proximity to building structures, lawn maintenance deficiencies - Unusual fumes or odors: gas, smoke, gasoline, chemical, or general foul smells - Roof conditions: active leaks, water pooling, or membrane damage — assess only if roof access is available **Plant Interior** - Unusual fumes or odors: gas, smoke, gasoline, chemical, or general foul smells - Water leaks from ceiling: pipe leaks, AC unit condensation, roof infiltration, or other sources - General ceiling conditions: excessive rust, loose fixtures, structural concerns, or visible damage - Drainage system backups or blockages - Electrical anomalies: excessive noise from panels, sparking, overheating, or burning odors - Elevated platforms and ladders: missing safeguards, structural instability, or excessive wear Because unusual fumes and odors are checked in both areas, note where each observation was made so that the two entries are not confused with one another.

How to conduct the walkthrough

Start by filling in the front matter — the date, who prepared the audit, and the location — and read the audit overview and response guidelines so that you know how to record what you find. Move through the plant exterior first, then the interior, answering each item as **Yes**, **No** or **N/A**. For anything you mark as a concern, describe what you actually saw: the location, the extent of the defect, and any obvious source. Where an item cannot be assessed, such as a roof you cannot access, mark it **N/A** rather than guessing. When the walkthrough is complete, fill in the Audit Completion fields, add your signature, and record the finished time together with the inspection's real start and end dates.

Frequently Asked Questions

You can use it to systematically review the plant exterior and plant interior during routine audits. The checklist groups questions under Plant Exterior and Plant Interior, along with fields for the audit date, who prepared it, and the location.

The exterior items cover parking lot conditions such as potholes, surface cracking and standing water; general exterior building conditions including wall damage, fence deterioration, rust and structural decay; rail site and silo conditions such as broken rail tracks, resin spills and silo wall damage; landscaping conditions including vegetation overgrowth and lawn maintenance deficiencies; unusual fumes or odors; and roof conditions, which you assess only if roof access is available.

The interior items cover unusual fumes or odors; water leaks from ceilings, including pipe leaks, AC unit condensation and roof infiltration; general ceiling conditions such as rust, loose fixtures and visible damage; drainage system backups or blockages; electrical anomalies including excessive noise from panels, sparking, overheating and burning odors; and elevated platforms and ladders, checking for missing safeguards, structural instability and excessive wear.

Record the date, who prepared the audit, and the location, then work through the exterior and interior items. Each item is answered Yes, No or N/A, and you note the response guidelines and audit overview. Once the walkthrough is complete, the checklist provides space for a signature and the Audit Completion details, and it records the finished time and the inspection's real start and end dates.
