How to Use This Checklist
- **Prepare and record details.** Start by recording when the inspection was conducted, who prepared it, and the location of the property.
- **Go room by room.** Work through the living room, kitchen, dining room, bathroom, bedroom, and other areas such as stairs and hallways.
- **Assess each item.** Look at surfaces, fixtures, and fittings for cleanliness, function, and damage. For example, check walls and ceilings, flooring and floor coverings, windows and blinds, window coverings, doors and door hardware, lighting and lamps, furniture, skirting boards and trims, and fireplaces in the living areas; sinks and plumbing, counters, cabinets, cooktop, oven and extractor hood, refrigerator, dishwasher, waste disposal, and fire extinguishers in the kitchen; toilet, bathtub or shower, sink and plumbing, counters, and cabinets in the bathroom; and smoke detectors, heating, air conditioning, stairs, and hallways in the bedroom and other areas.
- **Decide the action needed.** Note any area that requires cleaning, repair, or replacement. If a defect needs cleaning, repair, or replacement, document it, and mark any item that does not apply as 'n. a.'.
- **Use the rating scale.** For each item, record 'Good' if no action is needed, 'Action required' if it needs cleaning, repair, or replacement, or 'n. a.' if it does not apply.

What this checklist is for
A rental property inspection checklist is used by landlords or property managers to assess the condition of a rental property. You use it to look for areas where action is needed, whether that is cleaning, repair, or replacement. The checklist helps you work through each area of the property in a consistent way so that nothing is missed.
Why inspections matter
Inspections give you a clear picture of the state of the property. By going through each room and each item, you can identify what needs cleaning, repair, or replacement, and you can document those findings. This supports decisions about maintenance and helps keep the property in good condition.
What a good inspection covers
A thorough inspection covers every part of the property that can require attention. The checklist organizes the inspection by area and by item, so you can assess: - **Living areas:** walls and ceilings, flooring and floor coverings, windows (including curtains and blinds), window coverings, doors, lighting, lamps, furniture (if applicable), skirting boards and trims, and fireplaces. - **Kitchen:** flooring and floor coverings, walls and ceilings, doors, door locks and hardware, windows and blinds, window coverings, lighting, cabinets and internal drawers, counters, cooktop and controls, oven and extractor hood (inside, outside, and air extraction), refrigerator, dishwasher, sink and plumbing, waste disposal, and fire extinguishers. - **Dining room:** flooring and floor coverings, walls and ceilings, lighting, windows and blinds, and window coverings. - **Bathroom:** flooring and floor coverings, walls and ceilings, counters and surfaces, windows and blinds, window coverings, sink and plumbing, bathtub or shower, toilet, lighting, doors, door locks and hardware, and internal drawers. - **Bedroom:** flooring and floor coverings, walls and ceilings, windows and blinds, window coverings, closet or closets including doors and rails, lighting, smoke detectors, doors, door locks and hardware, heating, and air conditioning. - **Other areas:** stairs and hallways.
How to use the checklist
You inspect each area by walking through it and assessing the condition of all surfaces, fixtures, and fittings for cleanliness, function, and damage. In the bathroom and bedroom, the checklist prompts you to assess all surfaces, fixtures, and fittings for cleanliness, function, and damage, to document any defect that requires cleaning, repair, or replacement, and to mark any items that do not apply as 'n. a.'. For each item, you record one of three ratings: - **Good** — no action is needed. - **Action required** — the item needs cleaning, repair, or replacement. - **n. a.** — the item does not apply. This gives you a consistent record of the property's condition and of the areas that need follow-up.
